David Flick, Principal and Founder, announces that the firm successfully completed Section 404/401 Clean Water Act permitting for The Streets of West Pryor mixed-use development located between Chipman Road and NW Lowenstein Drive on the west side of Pryor Road in Lee’s Summit Missouri. The project site is 73 acres and will include two multifamily residential developments: a 4-story apartment complex featuring retail and restaurants on the first floor and a 4-story senior living facility featuring a pickleball court. It will also have a 105-room hotel, a grocery store, sit-down and drive-thru restaurants, a medical office, and other commercial uses.
Scientists with Terra Technologies completed a jurisdictional assessment of potential waters of the United States within the limits of the proposed development project. Five wetlands totaling 0.45 acres, and three ponds totaling 1.17 acres were delineated on the parcel. There were no streams.
Due to the loss of aquatic resources resulting from the authorized project, the permittee must purchase wetland credits from the Clear Fork Wetland and Stream Mitigation Bank where such surface waters are preserved through perpetuity under management by Terra Technologies.
